Why have a Realtor® represent you when buying a New Build (Newly Constructed Home)?

So, you've been driving around town or taking a road trip and you've seen a bunch of signs with arrows trying to convince you to deviate from your planned path and visit a newly constructed home.  I can't believe how many new homes have been popping up everywhere.  If you're like me, you're curious or maybe you have already visited some of them.  You walk into the office anxious to see the model homes with their elegant furniture and their organized rooms.  "I'm just looking", you express to the over friendly office staff and they seem so cordial.  However, they will state indirect comments to make you feel pressure to buy there or at least lay down a small fee to reserve a lot "before they're all gone". They are trained sales people, don't forget that. They will tell you how many of the best lots are being presold and there are only a few left, but going fast.  They will tell you about the upgrade incentives they are giving "for a limited time" for either landscaped yards or cabinets or flooring. They may even tell you that they will give you an incentive to NOT have your own Realtor® represent you. However, they WON'T tell you that they work for the builder so their ficudciary loyalty lies within the builder's company and not with you. They WON'T  tell you how they have penalties if you decide to cancel your contract later. There are so MANY more things that they WON'T tell you, but they especially WON'T TELL YOU that HAVING YOUR OWN REALTOR® IS THE BEST WAY TO MAKE SURE YOU ARE PROTECTED FROM START TO FINISH of the transaction and even afterwards.
